Purpose of the Position The primary purpose of this position will be to review and correct site and construction plans, issue zoning certificates, conduct field inspections, keep detailed records, answer public inquires, make interpretations of the Sycamore Township Zoning Resolution and Property Maintenance Code, and resolve complaints and violations of various adopted Township codes and resolutions. The employee will also participate in litigation proceedings and work with the Sycamore Township Fire Department and Hamilton County Sheriff’s Office to resolve issues of non-compliance.
Primary Responsibilities and Duties ? Perform plan review of residential / commercial / industrial site plans for Zoning Compliance. ? Determine completeness of Zoning Applications. ? Make corrections to Zoning Plans. ? Issue Zoning Certificates. ? Conduct field inspections to verify Zoning / Property Maintenance Compliance. ? Maintain records of inspections. ? Issue reports on inspections. ? Investigate and determine Zoning / Property Maintenance Code violations. ? Prepare Zoning / Property Maintenance violation notices. ? Assist public in Zoning and Code Enforcement Issues. ? Respond to inquiries by the public. ? Insure maintenance of all necessary files and records of correspondence. ? Assist Sycamore Township Fire Department and Hamilton County Sheriff’s Office in property nuisance abatements. ? Work with and serve as staff to the Board of Zoning Appeals on appeals to the Zoning Resolution. ? Work with and serve as staff to the Zoning Commission on appeals to the Zoning Resolution. ? Work with and serve as staff to the Property Maintenance Board. ? Respond to inquiries by the public. ? Insure maintenance of all necessary files and records of correspondence ? Maintain records of inspections. ? Issue reports on inspections. ? Other duties as assigned by the Township Administrator / Planning and Zoning Administrator pertaining to Planning and Zoning activities in Sycamore Township.
Required Knowledge and Skills ? Knowledge of basic construction techniques. ? Knowledge of technical drawings / creation and interpretation ? Knowledge and use of a multi-line telephone system. ? Computer literacy in word processing, data base/spreadsheets. In particular, the office operates on the MS Office suite of programs. ? General knowledge of Geographic Information Systems ? Ability to communicate effectively and professionally to the public. ? Knowledge of Township services and activities. ? Knowledge of generally accepted planning and land use practices. ? Public Relations skills. ? Verbal and written communication skills. ? Ability to deal effectively with difficult situations involving the general public. ? Understanding of Ohio Township Zoning procedures.
Essential Functions ? Sit at a desk for potentially long periods of time. ? Ability to answer and communicate on the telephone and in person. ? Ability to interact with and direct design professionals. ? Ability to interact with construction personnel. ? Use common construction tools as needed. ? Knowledge and ability to operate basic office equipment, such as telephone, computer, fax machine, copier, etc. ? Work outside in temperatures below 32 degrees Fahrenheit or above 85 degrees Fahrenheit
Qualifications ? Valid Ohio Driver’s License ? Associate’s Degree in Planning, Construction / Project Management, or other appropriate related field OR ? Three (3) years of experience in a qualified area.

Physical Demands The work environment characteristics are representative of the position. While performing the duties of the position, the employee is frequently required to sit and talk or hear, use hands to touch, handle, hold, or operate tools, controls, objects, and reach with arms. The employee must occasionally lift or move up to 40 pounds. Various functions will require repetitive movements for an extended period of time including the potential to sit. Specific vision abilities required by this job include near and far vision and the ability to adjust focus.
Work Environment The work environments of this position are representative of those an employee encounters while performing essential functions of the job. The duties of this job are performed in both a climate controlled office setting with the potential of being out of doors in an uncontrolled setting.
